Cancellation Policy

Quick Overview

We understand plans can change. Our cancellation policy is designed to be fair to both guests and property owners. Refund amounts depend on when you cancel relative to your check-in date.

Standard Cancellation Policy

Unless otherwise specified in your booking confirmation, the following cancellation terms apply to all reservations:

More than 30 days before check-in

100% Refund

Full refund of all payments, including service fees.

14-30 days before check-in

75% Refund

75% refund of the accommodation cost. Service fees are non-refundable.

7-14 days before check-in

50% Refund

50% refund of the accommodation cost. Service fees are non-refundable.

Less than 7 days before check-in

No Refund

No refund available. You may request to change dates subject to availability.

Long-Term Bookings (30+ nights)

For bookings of 30 nights or more, the following special terms apply:

  • Cancellation more than 30 days before check-in: Full refund minus one month's rent
  • Cancellation within 30 days of check-in: First month's rent is non-refundable
  • Early departure: 30 days' written notice required; remaining balance refunded minus one month's rent

How to Cancel

To cancel your booking:

  1. Log in to your Lime Street account
  2. Go to "My Bookings" in your profile
  3. Select the booking you wish to cancel
  4. Click "Cancel Booking" and confirm your cancellation
  5. You will receive a confirmation email with refund details

Refund Processing

  • Refunds are processed within 5-7 business days of cancellation confirmation
  • Refunds are issued to the original payment method
  • Bank processing times may add 3-5 additional business days
  • You will receive email confirmation when the refund is processed

Modifications to Bookings

If you need to modify your booking (change dates, extend stay, etc.):

  • Contact us at least 48 hours before your requested change
  • Modifications are subject to availability
  • Price differences will be charged or refunded accordingly
  • Free modifications are allowed more than 14 days before check-in
  • A £50 modification fee applies for changes within 14 days of check-in

Extenuating Circumstances

We may offer more flexible cancellation terms in cases of documented extenuating circumstances, including but not limited to:

  • Death of the guest, a travel companion, or immediate family member
  • Serious illness or injury requiring hospitalisation
  • Government-imposed travel restrictions
  • Natural disasters or severe weather events affecting the property
  • Significant property damage making the accommodation uninhabitable

Documentation may be required to verify extenuating circumstances. Please contact our support team as soon as possible if you believe your situation qualifies.

Cancellations by Lime Street

In rare cases, we may need to cancel a booking due to:

  • Property becoming unavailable due to unforeseen circumstances
  • Safety concerns or emergency maintenance
  • Breach of our terms of service by the guest

If we cancel your booking, you will receive a full refund and we will make every effort to help you find alternative accommodation.

No-Shows

If you do not arrive on your scheduled check-in date and do not contact us, your booking will be considered a no-show. No refunds are available for no-shows, and the property may be released after 24 hours.

Travel Insurance

We strongly recommend purchasing comprehensive travel insurance that covers trip cancellation, interruption, and other unforeseen events. This can provide additional protection beyond our cancellation policy.
